Since mid-2024, Cimanggis-Cibitung toll road operations have catalysed the development of residential and commercial areas in the region. The Cimanggis-Cibitung toll road connects four satellite cities of Jakarta, including Kota Depok, Kota Bekasi, Bogor Regency, and Kota Bekasi Regency (Cibitung). Property analyst and Head of Research & Consulting at CBRE, Anton Sitorus, has stated that this area has become the most promising sunrise property in Jakarta's satellite cities following the operation of the toll road. It is anticipated that this will drive rapid growth in the area, particularly for residential and commercial properties. Furthermore, the area has significant potential to develop into a self-sustaining city, as evidenced by the current surge in medium- and large-scale property projects by leading national developers such as Sinar Mas Land, Metland, Ciputra Group, Pesona Kahuripan Group, Greenwoods, and others.

However, the city's progress must be supported by additional infrastructure, such as mass transportation systems based on transit-oriented development (TOD).
