The Ministry of Finance (Kemenkeu) through the State Asset Management Institute (LMAN) today gathered investors to invite cooperation in optimizing state assets. This is so that many state assets can be put to good use and can provide social and economic benefits for the community. President Director of LMAN Basuki Purwadi said the total assets under management are 288 with an estimated value of IDR 12 trillion. Of that number, as many as 96 assets have been optimized. "This is our meeting place for us to think about assets in any form that must be optimized, should not be idle and must provide social or economic benefits or a combination of them," said Basuki at the 2022 LMAN Investor Gathering at Hotel Borobudur, Central Jakarta, Thursday (27/10/2022).
Director of Development and Utilization of LMAN Candra Giri Artanto said that there were four cooperation schemes offered. First, in the form of leasing, the LMAN assets can be utilized by partners for a maximum period of 5 years and can be extended for a maximum of 50 years. "Many of our clients are also from MSMEs. If we have a shophouse that is not too big, we want to rent it for 3 years first and pay up front (you can). Can you imagine if MSMEs paid IDR 180 million upfront, it might be too heavy, now it can be paid in installments, "he said. Second, management cooperation or utilization of managed assets by involving human resources/managerial capabilities from partners in order to develop LMAN service capacity. The maximum period of cooperation is 30 years. "Simply put, the assets are owned by LMAN, we provide them, we make them beautiful. For a simple example, if you own a hotel, we will appoint an operator to operate it. So the building is owned by LMAN, we will appoint an experienced partner, then there will be profit sharing," explained Candra. Third, cooperation in utilization. This is a utilization which is a form of cooperation with the construction of new assets by partners within a maximum period of 30 years and a maximum of 50 years for the provision of infrastructure. "So this is the system, the assets belong to LMAN, you are full as investors. We share the results," he added. Fourth, operational cooperation. The use of this cooperation is in the form of a joint project or business activity. The maximum period is 30 years and the maximum is 50 years for infrastructure provision. 1. Royal Golf Ciperna
The asset, which is located in Cirebon, is currently in a poorly maintained condition. Having a land area of 62.3 hectares (Ha), these assets require revitalization aimed at improving the condition of assets such as swimming pools, clubhouses, driving ranges, carpaths, jogging/bicycle tracks, bungalows, and land in front of the highway with a total estimated development cost Rp 48,263,820,176
2. Kali Besar Timur Assets
The asset building covering an area of 3,475 m2 is in a damaged condition, the ceiling is weathered, the walls are peeling off, and some of the buildings are overgrown with plants because they are not maintained. Utilization options can be in the form of art galleries, function rooms, theaters, to hawker centers and souvenirs typical of the Old City of Jakarta with an estimated development cost of IDR 25,356,262,500.
3. Potential for Shophouse Cooperation
There are several assets managed by LMAN in the form of shop houses that are offered for cooperation. There are Ruko Bintaro 1, Ruko Green Garden, and Ruko Majapahit Dalam.
4. Cilandak Plantation Assets
This asset is a plot of land with an area of 3,198 m2 on which a simple badminton court and several idle buildings have been built. Utilization options are permitted for the establishment of various places for recreational and sports activities, offices, health centers, and city parks.
5. Potential for Apartment Cooperation
There are several assets managed by LMAN in the form of apartments that are offered for cooperation. There are Puri Casablanca Apartments, Taman Anggrek Apartments, Grand Tropic Penthouse Apartments, Kelapa Gading Tower Condos, Kemang Jaya Apartments, and Hayam Wuruk Apartments.
6. LNG Plant Assets
The assets of the Badak LNG Plant are located in Bontang City, East Kalimantan with a land area of 2,100 Ha. Cooperation on the concept of using or developing community areas
