The Industrial Sector Remains Promising, Dominated by 43% Data Centers

The industrial sector in the property domain, particularly in the Jabodetabek area, has exhibited resilience and stability amidst the pandemic, driven by the growth of data centers, chemicals, logistics, and ecommerce. Over the past two years, data centers have dominated space absorption in industrial zones, accompanied by significant absorption by the ecommerce sector. The logistics sector in Greater Jakarta showed positive performance towards the end of 2023, with an 18% year-on-year increase in added inventory, sustained demand, and relatively stable prices despite increased stock. Knight Frank Indonesia's Senior Advisor Research, Syarifah Syaukat, highlighted the improved performance of the industrial sector in late 2023 compared to the previous year. Land inventory in Jabodetabek expanded, with notable land sales in the second semester, resulting in substantial land absorption, particularly in Bekasi and Karawang. Country Head at Knight Frank Indonesia, Willson Kalip, emphasized the ongoing positive performance of the industrial sector until the end of 2023, with data centers being the dominant occupiers.


This presents opportunities for sustained growth amidst Indonesia's demographic advantages, alongside challenges in enhancing regional competitiveness. Post-pandemic, retail growth has shifted beyond traditional brick-and-mortar stores to encompass multi-channel sales, including online and social media platforms. Renovation becomes essential for retailers to provide new experiences to visitors, with approximately 7% of retailers in Jakarta undergoing renovations. Moreover, the concept of street malls or alfresco retail has gained traction, offering flexible interaction spaces favored by current retail visitors for their practicality and attractive landscapes. In summary, the industrial sector in the Jabodetabek area has shown resilience and stability, driven by data centers, chemicals, logistics, and ecommerce. The logistics sector in Greater Jakarta performed well, with sustained demand and stable prices. Retail growth has expanded through multi-channel sales, with a growing focus on renovation and the emergence of alfresco retail concepts.
